How it works

You stay in charge of the report. We never pretend to have visited the house.

  1. 1

Upload, or start with a sample

Drop in a PDF or photograph the pages. Or open one of the synthetic reports if you just want to see the product. Email-in comes later.

  2. 2

    We extract, you correct

We look for RICS headings, condition ratings, and “further investigation” lines. If a section is a poor scan, we mark it unread rather than guess. You can edit the extract before we explain it.

  3. 3

Plain English, with a finger on the page

Every finding is triaged, explained, and tied to a verbatim excerpt. Hover a term for a jargon note. Tap the house to jump to the element. Take a question list back to your surveyor.

  4. 4

Pack, quotes, only if you ask

The negotiation pack — the evidence table and a draft price letter — is free, like the decode. Each defect has a Get quotes button for a matching trade. The consent box starts unticked. We only pass your contact details if you tick it, and we never attach the survey file. A referral fee, if one is paid, comes from the firm, not from you.

Models only see a redacted copy, and only if you tick consent. Prompt-like text inside a PDF is treated as data, not instructions.
