Asbestos in pre-2000 homes
Is a flue panel, together with the airing cupboard, any evidence on an identity looking does not settle, or only a note of what was visible?
Looking has not named this panel. A flue panel in the airing cupboard was seen, and it is not evidence of an identity, because looking does not settle whether the panel contains asbestos. Airing cupboards often have a sheet on or beside the flue or the cylinder. Buildings built or refurbished before 2000 can contain asbestos. The survey recorded the panel and the place. It has not sampled the sheet and it has not named the material.

What is the fuller explanation?
Flue panels and cylinder casings were made from several boards, some asbestos-containing and some not, and they were then painted. Paint and a cupboard location do not analyse the board. The visit did not remove the panel and did not take a sample. Heat from a cylinder or a flue does not change that limit. What was visible is a panel in a cupboard. The identity of the sheet remains exactly where looking leaves it: unsettled.
Ask the solicitor for any asbestos survey that includes the airing cupboard and the flue. If work is planned to the cylinder or the boiler flue, identification is a specialist matter before materials are disturbed. Tell a lender the panel was noted and not identified. Leave it in place. Do not accept a seller's memory of what the board is as a substitute for the sample this survey did not take.
What should you ask your surveyor?
- Was the flue panel only seen in the airing cupboard?
- Has looking been treated as unable to settle identity?
- Was no sample taken from the panel?
What are the typical next steps?
- Treat the panel as a visual note, not an identification.
- Ask the solicitor for an asbestos survey covering the cupboard.
- Leave the panel in place.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does an insulated cylinder jacket identify the panel behind it?
No. A jacket is a textile cover on the cylinder. It is not the flue panel and it is not a sample. The survey saw a panel in the airing cupboard and did not identify it by looking. Keep the jacket and the board as separate items. Pre-2000 houses can still contain asbestos in the board the jacket does not replace.
Is the airing cupboard panel a gas certificate?
No. Gas safety is a different inspection, and this home survey did not test gas and did not identify the panel. A landlord gas record, if one exists, belongs in the solicitor's pack. It is not a materials analysis of the flue panel. Ask for it separately, and do not read it as an asbestos result.
