Age and type of house

What if the shallow crawl space under a bungalow floor was not entered?

Then the underfloor void was not inspected, and a comment on the loft does not cover it. Not inspected means the joists, the sleeper walls and the oversite were not seen. Air bricks on the outside, if they were seen, are only the outside and do not prove the void is dry or clear.

What is the fuller explanation?

Bungalows put every habitable room on one floor, so the timber floor, where there is one, matters to the whole house. A shallow void is often too tight to enter safely. The survey should say so, not leave a blank that an agent can call a pass. A home survey does not lift fitted carpets as standard, and it does not dig out an air brick to crawl in.

A springy board is a clue in the room. It is not a full view of the joist ends. If the report is silent because the hatch was screwed shut, ask for that limit in words. Do not confuse this with rooms already built in the roof. One is under the floor. The other is in the slope. Each can be unseen for its own reason.

What should you ask your surveyor?

  • Why was the crawl space not entered?
  • Did you see air bricks, and were they open or buried?
  • Is any comment about the floor from walking on it only?

What are the typical next steps?

  1. Do not treat the loft paragraph as the underfloor inspection.
  2. If the floor is a reason you might withdraw, ask what access would be needed. Do not open the floor before you own it.
  3. Keep a solid concrete floor, if that is what is there, out of a joist story.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Does a dry carpet mean the void is dry?

No. The carpet is the finish. The void was not seen.

Is this the same limit as a loft that was not boarded?

No. An unboarded loft can still be looked into. A crawl space that was not entered was not looked into.
