Can cast-iron gutter joints leak while the brackets still hold the gutter up?
Yes. Old cast-iron gutters are bolted at the sockets, and those joints weep when the seal or the bolt fails, while the brackets can still carry the run. A leaking joint is not proof the whole gutter must be scrapped, and it is not a comment on a plastic gutter that has replaced iron. A survey sees drips and rust streaks if they are present, and a dry day does not prove the joint is tight.

What is the fuller explanation?
Cast iron fails at joints, outlets and rusted soles, and those are different from a bracket that has pulled out of the fascia. If the run is still in line and the stain is under a socket, say that. Painting the outside does not seal the joint. A home survey will not dismantle a joint. It records what it can see: a rust streak, a green drip mark on the wall, or a socket that has opened. Hidden faces of the gutter stay hidden.
A contractor may re-putty and re-bolt a joint, or may recommend replacement if the iron is thin. Those are different quotes, and there is no RICS price for either. Do not accept “replace with plastic” as the only reading of a weeping socket if the iron is still strong. Do not ignore a joint because the brackets look new. Ask which joints the surveyor could see, including the rear, where access along a passage may have been tight.
What should you ask your surveyor?
- Which joints showed staining, and which lengths were not seen?
- Are the brackets holding, even where the joint weeps?
- Is this still cast iron, or a plastic run?
What are the typical next steps?
- Ask a gutter firm to separate joint repairs from a full replacement.
- Do not paint over a weeping socket the week before a quote.
- Look at the wall under each joint after rain if you can do that safely.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a leaking joint a failed fascia?
Not by itself. The fascia is the board. The joint is the gutter. They can both be poor. The survey should say which it found.
Does rust on a bracket mean the joint leaks?
No. Rust on a bracket is the bracket. A leak needs a mark at the socket or a drip. Do not merge them.
