Survey costs
How should a buyer separate a return visit, because a room was locked and a second fee the first report may not include when all three are mentioned together?
Separate three things: the locked room, a return visit, and a second fee the first report may not include. The survey recorded that a room was locked, so that part was not inspected. It has not decided the condition of the unseen room, and it has not decided that a second visit is included in the original instruction. MoneyHelper treats a mortgage valuation and a home survey as different jobs. Neither fee is a price for rooms nobody could enter. Ask what a return visit would cover before you assume it is free.

What is the fuller explanation?
A locked door is a limit of inspection. The surveyor cannot describe finishes, damp, structure or services in a room that stayed shut, and the report should say so rather than imply a pass. A return visit is a fresh attendance once access exists. It may be a short revisit or a wider instruction, depending on what was agreed. The first report can mention the lock without promising that second attendance. Read the terms of the instruction you signed, not the defect paragraph, for whether another fee arises.
Ask the surveyor, in writing, whether a return is offered inside the original agreement or quoted as further work. Do not invent a figure, and do not treat a lender's valuation as the visit that will open the room. Your solicitor should see that part of the house was not inspected before you rely on the report for the whole property. If you still need the room described, arrange access and a clear instruction. The first report has not supplied that description.
What should you ask your surveyor?
- Which room was locked, and what could not be seen because of it?
- Does the original instruction include a return visit once access is given?
- Will any second attendance be a new instruction rather than a free extra?
What are the typical next steps?
- List the locked room as not inspected.
- Ask whether a return visit sits inside the original agreement.
- Arrange access before anyone relies on that room.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a mortgage valuation the same visit as the home survey?
No. MoneyHelper treats a mortgage valuation and a home survey as different jobs. The valuation is for the lender. It is not a structural survey, and it does not fill a room the home survey could not enter. Keep the two instructions, and any fees attached to them, apart when you read this report.
Can the seller's photos stand in for the locked room?
Photos can show what the seller chose to frame. They are not the inspection the surveyor was refused. The report has not adopted those pictures as findings. If the room matters, get access and a proper look. Do not ask your solicitor to treat a snapshot as the missing section of the report.
