Damp and moisture meters

A crack shows through paint that looks recently applied on the render. What has that paint layer not done to the crack underneath?

It has not repaired the crack underneath. Paint that looks recently applied, with the crack showing through, has covered the render and failed to hide the line. The survey has recorded a crack telegraphing through that coating of paint. It has not dated the crack in the render, and it has not decided that decoration closed it, stitched it or made it safe. Paint is a film. A film does not tie the two sides of a crack together. What the paint layer has not done is repair the crack that is still visible through it.

What is the fuller explanation?

Sellers often paint render before a viewing. If the crack was already moving, or if the paint was brushed over a line that was never filled, the line comes back through, sometimes before the sale. Fresh colour therefore does not mean a fresh crack, and it does not mean a repaired one. It means the decoration is newer than it looks useful. The survey can say the paint looks recent and the crack shows.

Ask the surveyor whether any filler sits under the paint or whether the crack is open through the film. Tell the solicitor the decoration has not dealt with the crack, so a painted elevation is not a completed repair. Do not tell a lender the render was sorted because it looks newly painted. If the crack matters, it is the render crack that needs describing, not another coat. The paint layer has already shown what it cannot do.

What should you ask your surveyor?

  • Does the crack show through paint that looks recently applied?
  • Did you see any repair under that paint, or only the line coming through?
  • Are you saying the paint has not repaired the crack?

What are the typical next steps?

  1. Record a crack showing through recent-looking paint.
  2. Do not treat the paint as a repair of the crack underneath.
  3. Describe the render crack, not the decoration, if follow-up is needed.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

If the paint is blistered as well, has water been trapped?

Blisters can mean moisture under the film, and they can mean a poor coat. The survey has not had to decide that from the question of repair. What is clear is that the paint has not repaired the crack that still shows through it.

Does one quiet elevation of new paint clear the other cracks?

No. Paint on one face says nothing about a crack on another. Even on this face the crack shows through. The paint layer has not repaired the crack underneath, and it has not inspected the rest of the house. Nothing in this visit settles the crack through the paint beyond the lines already set out.
