Choosing a survey level

The lender used a desktop valuation and you booked a Level 3. Which of those documents describes condition?

Only the Level 3. The desktop valuation is still a mortgage valuation for the lender. MoneyHelper's distinction applies to it: that valuation is their check on the loan security, not a structural survey, whether or not anyone walked the rooms for it. Condition is what the Level 3 was booked to describe. The desktop paper is not a second description of defects.

What is the fuller explanation?

Keep the filenames honest. One file is how the lender chose to value the property for the mortgage. Calling it desktop tells you the style of valuation they used. It does not tell you that the roof, the damp or the drains have been graded for your benefit. The other file is the Level 3, which is the home survey aimed at older, altered or unusual construction, or at major works, and which does talk about condition, within the limits of a visual inspection.

Do not stitch them together because they share an address. A desktop valuation that never mentions a crack has not cleared the crack the Level 3 describes. A Level 3 that gives no market value has not replaced the lender's figure. Services in the Level 3 are visual and not safety-tested, and concealed parts are not guaranteed. None of those limits turns the desktop valuation into the condition report. Read the Level 3 when the question is what is wrong, and read the valuation when the question is the lender's number.

What should you ask your surveyor?

  • Does your Level 3 contain the condition comments the desktop valuation does not?
  • Are any limits in the Level 3 things the desktop valuation cannot fill?
  • Will you avoid commenting on the lender's desktop figure?

What are the typical next steps?

  1. Use the Level 3 when you want condition described.
  2. Use the desktop valuation only as the lender's valuation.
  3. Do not let a silent desktop page overrule a defect in the Level 3.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

If the desktop valuation is high, is the Level 3 optional?

No. A lending figure does not describe condition. You booked the Level 3 for that.

Can the Level 3 be called a desktop survey if the surveyor was quick?

No. Level 3 is a home survey of condition. Desktop here names the lender's valuation method, not your survey.
