Renegotiating or walking away

What goes wrong if you ask for a price cut and also ignore a lender’s retention?

You can count the same roof twice, or not at all. A price reduction changes what you pay the seller. A lender’s retention holds back part of the mortgage until works are done. MoneyHelper’s valuation is not the survey, and the retention is the lender’s condition of lending. It is not cash in your pocket on completion day.

What is the fuller explanation?

If the lender retains £10,000, that is an example only if they actually did. This page does not set a typical retention. Ask the lender what they are holding and what evidence releases it. Then decide whether the seller’s price cut is on top of that or instead of a repair. Your solicitor and broker do the arithmetic with the real figures.

A down-valuation is a lower value than the price you agreed. It is not a condition rating. You may need a larger deposit. That is a funding gap, not a repair quote. Do not ask the surveyor to “match” the valuer. They may have seen different things for different clients.

What should you ask your surveyor?

  • Are you aware of any retention? You may not be. Say if the report is silent.
  • Which defects might a lender care about, without guessing their decision?
  • Are market value and condition being kept apart in your report?

What are the typical next steps?

  1. Get the lender’s retention terms in writing before you agree a price cut.
  2. Do not spend a retention as if it were a discount you received in cash.
  3. Ask the solicitor to run the completion statement with the real numbers.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a retention mean the seller must do the work?

Not always. Often you do the work after completion and then ask the lender to release the money. Read their letter.

Can you use the survey to appeal the valuation?

You can show it to the lender. They do not have to change the valuation. Different instructions, different purposes.
