Renegotiating or walking away

How should a buyer separate a down valuation, the defect list and a price movement that is not itself a condition rating when all three are mentioned together?

Separate the three. A down valuation is the lender's figure coming in below the price you agreed. The defect list is what the home survey says about condition. A movement in price is a commercial result. It is not itself a condition rating. The report must not merge them. MoneyHelper is clear that a mortgage valuation is not a structural survey, so the lender's figure is not the defect list written in money. The survey has not decided the price, and the price has not rewritten the defects.

What is the fuller explanation?

A valuation answers what the lender's valuer will put on the security. If that figure is lower than the agreed price, the gap is a lending and negotiation fact. It may have many causes, and this page will not invent them. The defect list answers a different question: what the surveyor saw and how they labelled it. A price cut, if you later agree one, is a third fact. It does not become a condition rating because it was discussed in the same week as the list.

Ask the solicitor to keep the lender's figure, the defect list and any price talk in three columns. Do not ask the surveyor to explain the down valuation as if they had produced it, unless this report is itself the valuation, in which case it is still not a structural survey. Do not invent a lender rule that turns each defect into a set reduction. Use the broker for the offer and the survey for condition.

What should you ask your surveyor?

  • Which document states the lender's figure?
  • Which defects are listed without a price attached?
  • Has any agreed price change been written down yet?

What are the typical next steps?

  1. Keep the down valuation, the defect list and any price change apart.
  2. Ask the broker about the offer, not the surveyor.
  3. Do not rewrite defects as if they were the price gap.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a lower lender figure rewrite the defect list?

No. The figure is a valuation result. The defect list is condition. MoneyHelper is clear that a mortgage valuation is not a structural survey. A lower figure does not edit what the surveyor saw, and it is not itself a condition rating. Leave each document to its own job.

Is a price cut the same document as the survey?

No. A price cut, if you agree one, is a change to the deal. The survey remains a condition report. Agreeing money does not delete defects and does not create a new rating. The solicitor should record the price in the contract papers, not inside the survey.
