Drainage and septic tanks

A downstairs WC smells and the trap is empty. Why is that not a collapsed drain?

An empty trap lets sewer air into the room. That explains a smell without proving the pipe has collapsed. The survey did not camera the drain, and it may only have seen a dry pan. Refilling the trap is a check, not a repair of the sewer, and it was not a test of the whole run.

What is the fuller explanation?

Traps dry out in cloakrooms that nobody uses, and they can be siphoned if another fitting pulls the water away. The surveyor who finds a dry trap should say so. They should not jump to a broken underground pipe. They also should not promise the smell will stay gone after a jug of water. If the trap empties again as soon as a basin is used, suction or a blocked vent may be involved. A visual visit does not prove which. Approved Document H is not a smoke test. No camera grade exists in the report unless a camera was instructed, and none should be invented.

A drainage firm or a plumber can distinguish a dry cloakroom from a vent problem or a blockage. Give them the smell, the dry trap, and whether it returned. Do not start from “the drain has collapsed”. A collapsed pipe usually shows as backup, not only as a smell in an unused WC. The survey did not jet anything. A standard inspection does not lift every cover. If a cover was lifted and the chamber was calm, say that too. It still does not clear a hidden length. Keep the empty trap as the first fact.

What should you ask your surveyor?

  • Was the trap empty, and did the smell ease if water was poured, or was that not tried?
  • Did any fitting back up?
  • Are you avoiding a collapse conclusion from smell alone?

What are the typical next steps?

  1. Do not buy a sewer replacement for a dry trap.
  2. If the smell returns after the trap is filled, ask a plumber or a drainage firm to look at venting and the nearby run.
  3. Do not add a camera grade.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does an air freshener change the survey?

No. Scent is not a trap and not a drain test.

Is a smell in one WC proof the septic tank has failed?

No. The empty trap is the local explanation until it is ruled out. The tank was not proved by the smell.
