Drainage and septic tanks

No dye test was done between the WC and the chamber. What connection has the survey not demonstrated?

The connection between the WC and the chamber has not been demonstrated. No dye test was done, so the survey has not shown that the pan discharges to that chamber, or that the run between them is intact. What was seen is the WC and a chamber, if the cover was lifted, as two places. A visual note is not a test. The inspection records the limit. It has not traced the pipe and it has not produced a drainage result for that link.

What is the fuller explanation?

Chambers and pans can sit in the same garden and still be on different runs, or on a run that leaks between them. Without dye, or a camera, the surveyor is not entitled to draw the line you might assume. If the chamber was opened, the report can describe water, silt or a collapse that was visible. Those words still do not prove the WC is the source. If the cover stayed down, even that view is missing. The absent dye test is the absent demonstration.

If you need the connection proved, instruct a drainage inspection that uses dye or a camera, with access agreed. Do not ask the home survey to be reread until it sounds like that test. The wording in the report should stay as not tested. Tell the solicitor the link from the WC to the chamber is unverified, so nobody treats a guess as a clean bill. The survey only recorded what was seen, and the dye was not used.

What should you ask your surveyor?

  • Was any dye, camera or other test used between the WC and the chamber?
  • What did you actually see at the pan and at the chamber, separately?
  • Which connection are you deliberately not claiming to have proved?

What are the typical next steps?

  1. Treat the WC-to-chamber link as not demonstrated.
  2. Do not infer a clear run because no dye was used.
  3. Instruct a separate drainage test if you need that connection shown.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

If the chamber held water, has the WC been shown to fill it?

No. Water in a chamber has a source you have not identified by dye. It might relate to this WC or to something else. The survey has not demonstrated the connection between this WC and that chamber. Dye was never used.

Does a modern close-coupled pan prove the underground run?

No. New sanitaryware above the floor says nothing about the buried pipe to the chamber. That run was not dye-tested and remains undemonstrated, whatever the pan looks like above the floor. The buried run stays unknown until a drainage test is actually done.
