Timber decay and woodworm

What does a dry-rot fruiting body tell you that a musty smell does not?

A fruiting body is the fungus showing itself, often as a rust-coloured growth, and it means dry rot has found enough damp timber to fruit. A musty smell only says something is damp. The Property Care Association treats dry rot as a fungus that can run beyond the visible patch. The smell is a reason to look. The fruiting body is evidence the look has found it.

What is the fuller explanation?

Dry rot needs moisture. It is famous for sending strands through masonry to the next piece of timber, which is why a body in a cupboard can belong to a joist end you cannot see. A visual survey records the body if it was visible and says what was not opened. It does not map every strand. Cutting out timber without finding the water that fed it is how the fungus comes back.

Do not bleach the body and paint over it before exchange. You will hide the evidence an investigator needs. Ask for a timber and damp inspection with a written scope: where they will open, and how they will find the moisture. There is no RICS tariff for that opening-up. Ask the firm.

What should you ask your surveyor?

  • Where was the fruiting body, and what timber is next to it?
  • What moisture source did you see, or could you not find one?
  • What opening-up would you expect a specialist to do that you did not do?

What are the typical next steps?

  1. Photograph the growth before anyone cleans it off.
  2. Do not instruct a spray-only quote that does not say where the water is coming from.
  3. If the body is on a party wall, tell your solicitor before anyone cuts into it.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is every orange fungus dry rot?

No. Other fungi fruit in damp houses. Identification is the specialist’s job if the surveyor has not claimed to be sure. Treat an unidentified fungus as a reason to investigate, not as a named contract.

Does dry rot mean the house is unsaleable?

No. It means a defect with a cause. Severity depends on how far it has gone, which the survey may not have fully opened up.
