Age and type of house

Should a survey treat an Edwardian stained-glass window as ordinary glazing?

No. Stained glass is leaded or painted glass in its own frame, not a modern sealed unit, and cracked pieces, bowed leads and failed putty are the condition points a survey can describe. Listing is a different question: nothing here says this window is listed, and the survey does not decide that.

What is the fuller explanation?

A line that only says “window” can hide the difference. Ordinary glass is judged on misting, the frame and the cill. Stained glass is also judged on whether the lead cames still hold the pieces and whether the panel is bowing out of the sash. The surveyor should name what they saw. They should not write it up as a double-glazed unit that happens to look decorative.

A home survey does not rebuild the panel and does not say what a glazier would charge. If the glass is sagging or pieces are loose, ask for that to be stated opening by opening. If the house is later found to be listed, consent for work is a solicitor’s question. Do not start that question from this paragraph, and do not sand or re-lead the panel before you own it.

What should you ask your surveyor?

  • Which openings are stained glass, and which are ordinary glass?
  • Did you see cracked pieces, bowed leads, or only a dark room?
  • Are you calling any of this listed without a list entry?

What are the typical next steps?

  1. Ask a stained-glass specialist about the panel if pieces are loose. The survey is not that specification.
  2. Keep listing, if it arises later, with your solicitor. It is not decided here.
  3. Do not replace the panel with a plain sealed unit and call that the repair the survey ordered.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can a stained-glass panel be written up as a failed sealed unit?

No. A sealed unit fails between two factory panes. Stained glass is leaded or painted pieces. The survey should not use one label for both.

Does decorative glass on its own put the house on the statutory list?

No. Listing is a separate record. This question is only about the condition of the glass.
