Age and type of house
Is an empty cavity in a 1930s semi a defect on its own?
No. An unfilled cavity is how many 1930s houses were built. It is not, by itself, a condition rating. The Energy Saving Trust’s cavity guidance is about whether a wall is suitable to fill, including that the cavity should be clear and the masonry sound. A survey that says the cavity is empty has not said it must be filled.

What is the fuller explanation?
Filling is a later choice. It can be a poor choice if the cavity is bridged with rubble, the wall is cracked, or the elevation takes driving rain. Those are the questions a survey can sometimes see from the outside: open joints, failed pointing, a stained inner face. It cannot see the whole cavity.
Do not treat an EPC recommendation to insulate as a survey finding that the wall has failed. The certificate is an energy document. If you want to fill, ask an installer to assess suitability, and ask your surveyor which defects should be repaired first. This page does not quote a price for the work.
What should you ask your surveyor?
- Are you saying the cavity is empty because you saw open brickwork, or because the owner said so?
- Which repairs, if any, would you want done before anyone filled it?
- Did you see signs the cavity is already bridged?
What are the typical next steps?
- Keep the insulation decision separate from the purchase price until someone has assessed the cavity.
- Do not commission filling to ‘answer’ a damp comment that the survey blamed on a gutter or a high path.
- If you do fill after you buy, keep the installer’s assessment with the survey.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does an empty cavity mean the house is non-standard?
No. A brick cavity wall with an empty cavity is ordinary interwar construction. Non-standard means a different system, such as concrete panels.
Must you fill the cavity to get a mortgage?
This page does not say that. Ask the lender. A survey comment that the cavity is empty is not a lender’s rule.
