Survey costs
The survey fee has already been paid. Why is the structural engineer's invoice a different bill?
Because the engineer was instructed separately. The survey fee bought the home survey: the visit and the report from that firm. A structural engineer's invoice buys the engineer's own work, such as a visit, a letter or calculations. Recommending an engineer does not pay the engineer. The two firms are not required to share one bill, and the home-survey guidance does not fold the second profession into the first fee.

What is the fuller explanation?
Buyers sometimes feel the second bill is a penalty for having paid the first. It is not. The surveyor's job was to inspect within the level you bought and to say where a specialist is needed. Structural analysis, opening-up design and a calculation are outside that job unless the survey firm separately agreed to provide them, which an ordinary home-survey instruction does not. You appoint the engineer, you agree that fee, and you receive that firm's document. The survey PDF is not the engineer's invoice under another name.
There is no national tariff that says an engineer's follow-on visit is included once a Level 2 or Level 3 has been paid. Levels change how far the survey looks. They do not employ a second profession. If the seller offers to pay the engineer, that is a negotiation, not a term the report already imposed. Keep the survey invoice marked paid if it is paid, and judge the engineer's proposal on its own scope. Do not ask the survey firm to credit their fee against a bill they never issued.
What should you ask your surveyor?
- What question do you want the engineer to answer?
- Is any structural calculation included in the fee I have already paid?
- Which parts of your report should I send with the engineer's brief?
What are the typical next steps?
- Appoint the engineer on a separate written scope.
- Do not expect the paid survey fee to credit the engineer's bill.
- Send the engineer the relevant paragraphs, not a demand that they match a guessed fee.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the surveyor is also an engineer, is the second invoice still separate?
Yes, unless that extra work was written into the original instruction. A qualification does not silently enlarge the fee you already paid.
Can the seller be forced by the report to pay the engineer?
No. The report can recommend the appointment. It cannot send the seller an invoice.
