Age and type of house
Is an EPC band, together with a solid wall, any evidence on a condition judgement the band is not allowed to be, or only a note of what was visible?
An energy performance band, read with a solid wall, is only a note of an energy certificate and of a wall type. It is not evidence for a condition judgement, and the band is not allowed to stand as one. The survey, if it saw the wall, can record what was visible: solid construction, finish, staining. The band itself rates energy performance. It has not decided that the wall is sound, damp or defective. Those judgements stay with a home survey of condition, which this certificate is not.

What is the fuller explanation?
An energy certificate places the home on a scale for energy performance and may name the wall as solid because that affects heat loss. Solid, here, is a construction note. It does not say whether the wall is cracked, bowed, salt-stained or wet. Two solid walls can share a band and be in very different condition. Using the band as a shortcut to condition borrows a number from the wrong product. The certificate has not walked the elevation as a surveyor does.
Ask the solicitor to keep the certificate with the energy papers and the survey with the condition papers. If the solid wall matters, read what the home survey actually says was visible, and ignore the band as a verdict. Do not ask a lender to treat the band as a defect rating. If you need condition, that is the survey you instruct. The certificate has not supplied it.
What should you ask your surveyor?
- What did the home survey itself record as visible on that solid wall?
- Which defects, if any, are absent from the energy certificate?
- Is the band being quoted anywhere as if it were a condition label?
What are the typical next steps?
- File the energy certificate apart from the condition report.
- Read the wall only from what the survey says was visible.
- Do not quote the band as a condition judgement.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a solid wall on an energy certificate mean the wall is dry?
No. Solid describes a construction type used for the energy assessment. Dryness is a condition question. The certificate has not tested moisture and has not decided the wall. Only what a home survey could see, and any separate damp investigation, can speak to that.
Can the solicitor treat the band as a defect list?
No. The band is an energy label. A defect list comes from a condition survey. The solicitor should not copy the band into enquiries as if it named repairs. Visible condition, where the survey recorded it, is the relevant note.
