Survey costs

What fee applies if you cancel after the inspection but before the PDF arrives?

Whatever the terms say. RICS does not set a cancellation fee, and it does not set a national price for the survey. Ask, before you instruct, what is earned once the surveyor has inspected, and what is earned only when the report is delivered. Do not invent a percentage of the quote.

What is the fuller explanation?

Cancelling because you have changed your mind after the visit is different from the seller refusing access, and different from you walking away from the purchase because the report was alarming. The inspection has already happened. The firm has spent the time. Some terms treat the fee as earned at that point. Some allow a reduced abortive charge. Some are silent, which is a reason to ask, not a reason to assume the invoice will be zero or will be the full amount.

Get the answer in the terms you accept. An email after you have cancelled is a poorer place to discover it. The consumer guide describes cost as variable. It does not publish a tariff for late cancellation, for a PDF that was half written, or for a change of heart. Pay what you agreed. If nothing was agreed, ask the firm to point to the term they rely on, and speak to your solicitor before you dispute it. There is no RICS tribunal figure hiding in the guide.

What should you ask your surveyor?

  • What do your terms charge if I cancel after the visit and before the report?
  • Is any part of the fee only earned when the PDF is sent?
  • Is an abortive visit priced differently from a visit that was completed?

What are the typical next steps?

  1. Read the cancellation clause before you pay a deposit.
  2. Do not assume the fee falls away because you have not yet seen the PDF.
  3. Do not invent a split of the quote.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If you cancel before they have visited, is it the same fee?

Not necessarily. Ask that question separately. A cancelled appointment and a finished inspection are different stages.

If the report arrives after you tried to cancel, must you rely on it?

Reliance is in the terms and is for your solicitor if it is disputed. Cancelling a purchase is a separate decision from the surveyor’s invoice.
