Damp and moisture meters
Can fresh paint hide a damp stain from a visual home survey?
Yes. Fresh paint can hide a stain from a visual survey. The surveyor records the surface they could see that day. Emulsion does not remove a leak or a cold-wall problem, and a freshly painted wall is not a test result that the wall is dry.

What is the fuller explanation?
Decorating before a sale is ordinary. It also covers the tide, the brown mark and the mould that would have told you where to look. A surveyor may still notice a sheen, blistering, a smell, salts pushing through new paint, or a patch that does not match the rest of the room. They may notice nothing. Concealed parts are not guaranteed, and paint is a concealment of the last stain, even though the wall itself was not opened.
Do not read a recently painted room as a contradiction of a damp comment, and do not read silence as proof there was never a stain. If you saw a mark on an earlier viewing that has since been painted, tell the surveyor. A meter on new paint can still respond, and it can also be fooled. Neither outcome is a history of the wall. Ask the seller what was decorated and why, through your solicitor, rather than treating the colour as evidence.
What should you ask your surveyor?
- Which rooms looked newly painted, and could you still see a mark?
- Did salts or blistering come through the new paint?
- Are you limited to the surface, with the earlier stain concealed?
What are the typical next steps?
- Tell the surveyor if a stain you saw earlier has been painted over.
- Do not treat new emulsion as a repair of the cause.
- Ask what was decorated. The reason is a seller question, not a meter question.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does lining paper do the same job as paint?
It can hide the plaster. A smooth lining is not a dry wall. The survey sees the lining.
If the paint is old and stained, is that worse?
An old stain is at least visible. It still needs a cause. Age of the paint is not the diagnosis.
