Outbuildings and conservatories
What should you ask if a garage is being slept in?
Ask whether it is still a garage. Sleeping in a space is a use the survey can see from a bed and a socket. It is not proof that building regulations, fire escape or planning were sorted. The Planning Portal’s outbuilding rules and GOV.UK’s building-regulations pages are the paperwork routes. The survey describes condition, not lawfulness.

What is the fuller explanation?
A garage conversion, or a garage used informally as a bedroom, raises insulation, damp-proofing, electrics and escape. The surveyor will not test the circuits or issue a completion certificate. If the ceiling is the floor of a room over, structure and fire separation matter and may be hidden.
Your solicitor asks for building-regulations approval or a competent-person certificate where one should exist. An indemnity policy, if offered, is not a structural check. There is no national price here for bringing a garage up to habitable standard. Do not use a forum average as the price reduction.
What should you ask your surveyor?
- What did you see that shows the room is lived in?
- Could you see insulation, a damp-proof floor, or only finishes?
- Which papers should the solicitor ask for, as against which defects you could see?
What are the typical next steps?
- Separate “I would not sleep here” from “this roof leaks”. Only the second is a condition finding.
- Ask the solicitor about the use and the approval before you rely on the room as a bedroom in your own plans.
- Get an electrician if sockets were added. The survey did not test them.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a garden office the same question?
If people only work there by day, the fire and sleeping questions change. The permission question may not. Ask the solicitor with the facts you saw.
Does a bed in a garage make the house a larger official bedroom count?
Not by itself. Agents’ particulars are not building control. Do not pay for a bedroom the papers do not support.
