Lead pipes and drinking water
A garden standpipe is on a soft grey pipe, and the kitchen rising main is plastic. Why should the standpipe be written separately?
Because the garden standpipe is on its own soft grey pipe, it has to be written separately from the plastic kitchen rising main. A plastic main at the sink does not describe the pipe in the garden. The standpipe is another outlet, on another length, and the survey should say so. Soft grey pipe is an observation. It is not, by itself, a laboratory result. The kitchen plastic must not be allowed to wipe the garden pipe off the page.

What is the fuller explanation?
Buyers fold every pipe into the one they like the look of. Here the kitchen rising main can be plastic and the standpipe can still be a different material, older and outside. If the grey pipe is only mentioned inside a sentence about the kitchen, the next reader will miss it. The Drinking Water Inspectorate's route, where lead is suspected, is a test via the water company. That does not change the reporting point: two pipes, two notes.
Ask the surveyor where the grey pipe was seen, how far it could be followed, and whether it joins the plastic main in a place that was visible. Keep the standpipe paragraph on its own in anything you send the solicitor. Do not let an estate agent summarise the plumbing as 'all plastic' because the kitchen looked new. The garden tap was written separately for a reason. The survey has not tested the water from it.
What should you ask your surveyor?
- Where did the soft grey pipe to the standpipe start and finish, as seen?
- Is the plastic rising main a separate sentence from that garden pipe?
- Did you test either pipe, or only record what was visible?
What are the typical next steps?
- Keep a separate note for the garden standpipe and its grey pipe.
- Do not summarise the plumbing as plastic because the kitchen main is plastic.
- Ask the water company if a test is needed, and say which tap.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If nobody drinks from the garden tap, can the grey pipe be ignored?
No. Use is not identification. The standpipe is still a separate pipe from the plastic rising main, and the survey should still say so.
Does grey paint on a plastic pipe count as lead?
Not from colour alone. The survey records a soft grey pipe. It has not analysed it, which is why it stays in its own sentence.
