Damp and moisture meters
What should you ask if the outside ground is higher than the damp-proof course?
If soil, paving or a path sits above the damp-proof course, rain and groundwater can bridge it and wet the wall above the floor. That is a ground-level defect a surveyor can often see. It is not proof that the course itself has failed inside the wall.

What is the fuller explanation?
The course is meant to be above the ground so splash and standing water do not cross it. Raised beds, new patios and render carried down over the course are common on older houses. From inside, the plaster can be damp at the skirtings. From outside, the cause may be obvious. A visual survey should say whether the course was visible and where the ground sat relative to it.
Lowering the ground, cutting back render or putting in a channel are different jobs from injecting a chemical course. The Property Care Association expects the defect to be identified before treatment is sold. There is no national price for altering levels. Ask a builder who has seen the path, and ask the surveyor whether the inside staining matches that bridge.
What should you ask your surveyor?
- Could you see the damp-proof course, or was it buried or rendered over?
- Is the high ground all round the house or only on one path?
- Would you still suspect rising damp if the levels were put right?
What are the typical next steps?
- Photograph the junction of path and wall before anyone digs.
- Do not let a quote for injection ignore a path that is clearly too high.
- Ask your solicitor if rights of way or a neighbour’s land would stop you lowering the ground.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a gravel strip always the repair?
No. Sometimes the path must drop, and sometimes the render must stop above the course. The survey has not designed that detail.
Does Approved Document C set the ground level for this old house?
Approved Document C is about current building regulations for new work, not a pass mark for a Victorian wall. It does not overrule what is happening at this path.
