Age and type of house
Is pebbledash on an interwar house a defect, or only a finish?
It is a finish: render with stones in it, common on interwar houses. It is not a defect because it is pebbledash. The survey should say whether it is cracked, hollow, detached, or taken down across the damp-proof course. A sound coat is decoration and weather protection. A cracked coat can let water in. Those are different findings.

What is the fuller explanation?
Pebbledash can hide the brick joint behind it, so a surveyor cannot count wall ties through it and should not pretend to. Cracks that line up in a regular pattern may still need a tie comment. Random hairline cracks may be the render. The report should say which pattern it saw, or say the render stopped it seeing the joints.
Do not replace all the pebbledash because the report named it. Ask a renderer to quote for the areas that are loose or cracked, and ask whether the damp-proof course is bridged. If the house is cavity brick under the dash, wall-tie investigation is a separate instruction, not a sentence you add yourself.
What should you ask your surveyor?
- Is the dash cracked, hollow, or only present?
- Could you see the brick joints, or did the render hide them?
- Does the dash cross the damp-proof course?
What are the typical next steps?
- Quote for the damaged areas, not for a finish you dislike.
- Do not start hacking dash off before you know whether the wall behind is cavity brick.
- If cracks are regular and horizontal, read the wall-tie comments before you blame the render.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does pebbledash mean the house is concrete?
No. It is a coating. The wall under it may be brick. The survey should say if it could tell.
Must pebbledash be removed to sell?
No. A sound coat is not a defect. Buyers remove it only when it has failed or when they choose a different finish.
