Japanese knotweed

How should a buyer in Scotland read knotweed if the Home Report is the survey they are given?

Read the Single Survey and the property questionnaire together. In Scotland the seller provides the Home Report, and RICS says a purchaser can rely on it. That is not an English Level 2. If knotweed is mentioned, ask which standard the surveyor applied and what they could see on the day.

What is the fuller explanation?

mygov.scot describes the Home Report. The RICS knotweed standard is a UK professional standard for RICS members. A Home Report may or may not print management categories A to D. Do not assume the English habit of a buyer commissioning a Level 2. If the Single Survey is silent, the questionnaire may still mention invasive plants. Silence is not a botanical survey of the whole plot in winter.

Your Scottish solicitor explains how you use the report in the offer and the missives. Do not import English exchange rules. If you want a remediation specialist, instruct one and show them the Home Report. Government guidance on not spreading knotweed is UK-wide in its general duty. Disposal details can differ. Ask the specialist what applies on this site.

What should you ask your surveyor?

  • Does the Single Survey give a management category, or only a comment?
  • Who can rely on this Home Report?
  • What could you not see because of the season or the boundaries?

What are the typical next steps?

  1. Read the questionnaire as well as the survey. Do not stop at the valuation page.
  2. If you need specialist advice, get it before you are bound by missives. Ask your solicitor about that timing.
  3. Do not assume you will also receive an English-style buyer’s survey.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a Home Report always include a knotweed inspection of next door?

No. The surveyor reports what the inspection allows them to see. Next door is next door.

Can you rely on the Home Report for the mortgage and for the plant?

RICS says a purchaser can rely on the Home Report. Reliance does not turn a brief plant note into a remediation design. Read the actual paragraphs.
