What is lead-sheathed cable, and what can a surveyor say about it?

It is an old cable with a lead outer sheath, usually a sign of an early installation. The surveyor can recognise the look. They cannot test whether the insulation inside is still sound. Seeing it is a reason to ask for an EICR, not a completed rewire specification.

What is the fuller explanation?

Lead-sheathed and vulcanised rubber cables belong to older houses and to parts of houses that were never rewired. They may serve one circuit while the rest is newer. A visual survey notes what is visible at the board, in the loft or at a fitting. GOV.UK’s landlord regime, with its five-year inspection and its codes, does not apply automatically to an owner-occupier selling. The codes are still the language an electrician will use if you commission the test.

Do not strip the lead to “see the cores”. Disturbing old cable is how it gets damaged. Ask the electrician to include those runs in the inspection and to say whether a partial rewire answers them. There is no honest single price on this page. The length of old cable is what the quote depends on, and the survey has not measured it.

What should you ask your surveyor?

  • Where did you see the lead sheath: at the board, in the loft, or at one fitting?
  • Did you see newer cable as well?
  • Is your recommendation an inspection rather than an assumed whole-house rewire?

What are the typical next steps?

  1. Do not cut the cable back to a wall.
  2. Point the electrician at the places the survey named.
  3. If only one run is old, say that when you ask for a quote, so the quote is not automatically a rewire of every room.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is lead sheath the same as a lead water pipe?

No. One is a cable. One is plumbing. They are both old materials and they are different trades.

Does lead sheath fail a mortgage by itself?

Lenders have their own criteria. The survey does not apply them. An EICR is what a lender often asks for if they ask for anything electrical.
