Chimneys and parapets
What are lead soakers beside a chimney, and can they fail out of sight?
Soakers are small pieces of lead, or sometimes another metal, tucked under each tile or slate where it meets the side of the stack. A cover flashing then dresses over them. The soakers can split while the cover flashing still looks present. A survey from the ground often cannot see the soakers at all.

What is the fuller explanation?
Rain at the side of a stack is a classic path into a bedroom ceiling. The surveyor looks for a flashing that has lifted, a gap at the fillet, and stains. They should not claim the soakers are sound if they were covered. The RICS inspection does not strip tiles to check. If the ceiling is marked and the flashing looks fair, the honest sentence is that the hidden joint was not seen.
Replacing soakers means lifting tiles. That is a different job from pointing the flaunching on top of the stack. Ask which of those the surveyor was worried about. There is no national price. A roofer who can stand at the stack should separate the two.
What should you ask your surveyor?
- Could you see soakers, or only the cover flashing?
- Is the staining beside the stack, or under the pots and the flaunching?
- What would have to be lifted to see the joint?
What are the typical next steps?
- Do not repoint the crown of the stack and assume the side junction is done.
- Match any ceiling stain to the side of the stack in a photo before you brief a roofer.
- If the report says the soakers were not inspected, keep that limitation in the questions to your solicitor.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is mortar a substitute for soakers?
Mortar fillets are often used where lead should be. They crack. Ask if that is what was seen.
Does a dry day prove the soakers are sound?
No. Wind-driven rain is when a tired side junction shows itself. A dry inspection does not test that.
