Subsidence, settlement and heave
Can a leaking drain under a bay mimic subsidence cracks?
Yes. A drain that washes fine soil away can leave a void, and the bay or the wall above can crack. The pattern can look like clay subsidence. A home survey does not camera the drain as standard, so it can flag the possibility and still not prove it.

What is the fuller explanation?
The clues are a crack near a gulley, a dip in the ground, a foul smell, or a drain that runs under the damaged wall. Trees can also damage drains and dry clay at the same time. The Association of British Insurers notes that drains and trees are among the things that get investigated when subsidence is suspected. The order of investigation matters: a CCTV survey is a common early step when the drain is the suspect.
CCTV is a separate instruction. Ask a drainage firm what access they need and what the fee includes. A Level 2 does not become a drain survey because the report mentions a gulley. If the camera finds a break, the repair may be the drain, not underpinning. Do not start with the most expensive foundation job.
What should you ask your surveyor?
- Does the crack line up with a drain, a gulley or a tree?
- Did you lift any covers, or was drainage not inspected?
- Would you want a CCTV survey before an engineer designs underpinning?
What are the typical next steps?
- If the report points at the drain, get a camera survey quoted before you negotiate an underpinning sum.
- Tell the drainage firm about the crack so they film the right run.
- Keep the tree question open if a clay soil and a large tree are also in the report.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a home survey include a water test of the drains?
Not unless you agreed that extra. Most inspections are visual. Some covers are lifted where it is safe and they can be opened. Ask what was actually done on the day.
If the drain is shared, who instructs the camera?
Ask your solicitor. A shared private drain may involve the neighbour. The survey does not give you a right to dig their garden.
