Timber decay and woodworm

Does a Level 2 lift fitted carpets to see every floorboard?

No. A Level 2 does not strip a furnished, carpeted house. The surveyor may lift a loose corner if it is reasonable and allowed. They will not pull up fitted floors as standard. Floor structure under a carpet is often not inspected, and the report should say so.

What is the fuller explanation?

NI, or a limitation that floors were covered, means you do not have a timber survey. Bouncy floors, a smell, or a cellar that was seen can still be commented on. Those comments are the evidence. The rest is unseen. If you are worried, ask the seller to lift a section before exchange, or accept the limit.

Ask the surveyor which rooms they could see and which were covered. If they recommend a floor inspection, that is a new visit with the carpets up. The seller must agree. The cost is the firm’s fee. Do not assume the original fee includes coming back to a stripped house.

What should you ask your surveyor?

  • Which floors were covered, and which did you see?
  • Did you lift anything, and where?
  • What would a return visit with boards exposed actually add?

What are the typical next steps?

  1. Read the limitations before you say the floors passed.
  2. If the cellar or the loft was seen, use that evidence. Do not stretch it to the living-room floor.
  3. Ask for one area to be opened only if the decision depends on it.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a Level 3 lift more flooring?

It is a more detailed visual survey and it still needs permission to lift finishes. Read the terms. Do not assume the carpets come up.

Can furniture hide a rotten board?

Yes. The report should say the house was furnished if it was. A full house is a normal limit, not a trick.
