Drainage and septic tanks
A pumped macerator toilet was not operated. What does the survey know about it?
It knows the unit is there, if it could be seen, and that nobody ran it. A macerator, the sort fitted when a WC is far from a gravity soil pipe, is a machine. The survey did not switch it on, did not prove the discharge pipe, and did not camera the drain it pumps into.

What is the fuller explanation?
These units sit behind a WC in a basement, a garage conversion or a loft room. They chop waste and pump it uphill. If the power is off or the unit fails, the pan does not empty like a normal stack. The surveyor can see the box, a high-level discharge pipe, leaks, or a unit that is boxed in and invisible. They should not flush it as a test on a standard visit, and a visual home survey is not a drainage camera. Approved Document H describes how drainage should be arranged when building work is controlled. It does not certify this pump, and it does not grade a pipe the survey never filmed.
Ask the seller when the unit was fitted and whether it has been repaired. Their memory is not a test. If the room matters, a plumber who knows these units can operate it when they are instructed to. That visit is separate from the survey fee. Do not assume a failed pump means the underground drain has collapsed. Do not assume a quiet unit is sound. Power off, a stuck cutter, and a blocked rising pipe can look the same from the doorway. Say “not operated”. Then decide whether you need someone who will operate it before exchange.
What should you ask your surveyor?
- Could you see the macerator, or only a boxed-in WC?
- Did you operate it? Please say if you did not.
- Where does the discharge pipe appear to go, if you could see it at all?
What are the typical next steps?
- Do not flush a macerator as an experiment.
- Ask the seller for any installation or repair notes.
- If you need it run, instruct someone to do that. Do not add a camera grade the survey did not produce.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
Is a macerator the same as a normal soil stack?
No. It depends on a pump. A gravity stack does not.
Does a new WC pan mean the pump was renewed?
No. The pan and the unit behind it are different. The survey did not see inside a closed box.
