Age and type of house

What should a survey say if mathematical tiles on a timber bay look like brick?

It should name what it saw, and it should not call the bay solid brick unless it could see brick. Mathematical tiles are made to imitate brick, often over a timber background, which is different from overlapping tile hanging. A bay that looks brick-faced from the pavement can be tiles on timber, so the structure behind is not a solid wall.

What is the fuller explanation?

The joints are the clue a surveyor looks for: tiles have a regularity that is not always English bond, and the face can sound or look thin at a damaged corner. From the ground, in poor light, the imitation can be good. The honest sentence is “tiles imitating brick” or “could not tell”, not a firm claim of solid brickwork the surveyor never touched. A home survey does not strip the face.

If the bay is timber behind the tiles, decay and movement are about that timber, not about a thick brick pier. Do not specify repointing as if it were a solid Victorian wall, and do not assume cavity ties. Ask whether any edge, soffit or damaged tile showed the background. Tile hanging that overlaps like weatherboarding should be given its own name if that is what is there instead.

What should you ask your surveyor?

  • Did you see tiles, brick, or were you unsure?
  • Was any background visible at an edge or a damaged piece?
  • Are you separating this from overlapping tile hanging?

What are the typical next steps?

  1. Do not tell a bricklayer to repoint a bay that may not be brick.
  2. Ask for the background to be stated as unseen if it was unseen.
  3. Keep this off any assumption that the bay is a solid structural pier.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the bay is overlapping tiles rather than brick-like tiles, what should the report say?

It should say tile hanging, not mathematical tiles and not solid brick. Name the finish that was seen.

Does a timber bay mean the house is timber framed throughout?

No. A bay can be timber while the main wall is brick. Describe each part.
