Subsidence, settlement and heave
The mining search is clear and a floor slopes. Why does a clear search not explain the slope?
Because a clear mining search does not explain a sloping floor, the slope stays a separate finding. The search says what it says about mining. It does not account for the floor the surveyor saw. A clear result is not a diagnosis, and it is not a statement that the floor is level. The Coal Authority search and the inspection answer different questions. Writing the word 'clear' across the slope pretends the search measured the floor. It did not.

What is the fuller explanation?
Floors slope for reasons that have nothing to do with a mining entry the search did not flag: old alteration, a partitioned room, a lintel or timber deflection. The survey describes the slope it could see, how it was judged, and what it recommends. The mining search does not replace that paragraph. It also does not prove a cause the survey has not named. Keep the clear search in the legal pack and the slope in the survey, side by side, unmixed.
Show both papers to the solicitor and, if the survey asked for further investigation of the floor, follow that request rather than cancelling it with the search. Do not tell the insurer the slope is explained because mining came back clear. Do not write the mining result across a different environmental check either. The floor still slopes in the report. A clear search has not given the reason.
What should you ask your surveyor?
- Did you record the slope without using the mining search as the cause?
- What did you actually see: a floor, a door, a gap, or more than one?
- Does a clear mining result appear anywhere as an explanation you reject?
What are the typical next steps?
- Keep the clear mining search and the sloping floor as separate findings.
- Do not tell anyone the search has explained the slope.
- Follow up the floor as the survey asked, not as the search cancelled.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the search is clear, can the slope only be harmless?
No. Clear means the mining search did not explain the slope. It does not grade the floor or call the movement harmless or stable.
Should you paste the mining result into the survey margin?
No. The mining search and the survey are different documents. Pasting a clear result beside the slope does not mean one has explained the other.
