Chimneys and parapets
What does a missing chimney pot or cowl change for rain entry?
A missing pot or a broken edge lets rain fall straight down the flue and soak the breast from inside. A cowl is there to keep rain and birds out while letting air move. Absence is a defect in the cover, not a comment on whether you need a fire.

What is the fuller explanation?
From a distance a missing pot shows as a gap in the row or a stack that ends in bare flaunching. Birds and debris then nest in the flue, which can block it. If anyone later lights a fire or a stove, a blocked flue is dangerous. Even if nobody will, the rain still comes in. The survey does not camera the flue.
Replacing a pot needs access and a mason or chimney firm who can work at height. Ask them to confirm the flaunching at the same time, because a new pot on failed mortar does not finish the job. The quote should say whether it includes a cowl and a sweep. Those are separate lines. There is no national pot price.
What should you ask your surveyor?
- Which flues have pots, and which are open or broken?
- Could you see nesting or only the missing pot?
- Is the breast wet on the room side of that flue?
What are the typical next steps?
- Get a quote that includes safe access, the pot and the flaunching if it has failed.
- Do not light the opening to “see if it draws”.
- If the flue will stay unused, ask the contractor how they will keep rain out and still let it breathe.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a rain cap the same as a ventilated cowl?
Not always. Some caps are almost closed. Ask the contractor what they are fitting and whether the flue can still ventilate.
Does a missing pot mean the stack is unstable?
No. Stability is about the stack, the joints and any lean. The pot is the cover. They can fail separately.
