Windows, doors and glazing
What should you ask when one sealed unit is misted but the frame still feels firm?
Ask for the glass and the frame to be separated in the report. Misting between panes means that sealed unit has failed. A firm frame may still be usable, so a glazier may be able to reglaze rather than replace the whole window. The survey has not tested the seal in a laboratory, and it has not priced either job.

What is the fuller explanation?
Condensation on the room side of single glazing is a different thing: that is moisture in the air on a cold pane. Misting you cannot wipe off, inside the unit, is a failed seal. The surveyor can usually tell those apart when they can reach the glass. They cannot see every unit on an upper floor from the garden.
A quote that says “new windows” because one pane is cloudy is not a reading of this defect. Ask the glazier to price the failed units and to say whether the frames, the cills and the trickle vents stay. Costs vary with size and access. RICS does not publish a reglazing tariff.
What should you ask your surveyor?
- How many units are misted, and could you see the upper floor?
- Are the frames timber, metal or plastic, and did any feel soft?
- Is the recommendation reglazing, or have you only said the windows are dated?
What are the typical next steps?
- Count the misted units yourself from the ground and from inside. Do not rely on a single photo.
- Get a glazing quote that itemises glass and frames separately.
- Leave the paperwork question with the solicitor. A misted unit can sit in a fully approved window.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does misting mean the window leaks rain?
Not by itself. A failed seal lets moisture into the gap between panes. Rain coming through the frame is a separate defect.
Can you ignore one misted pane until after you move in?
You can choose to. It will not clear itself. It is not, on its own, a reason the RICS definitions call urgent. Read the rating beside it.
