Does mould on stored shoes mean the wall or the floor has a structural defect?

No. Mould on stored shoes, bags or cardboard is often the belongings sitting in still air against a cold surface. It is not automatically a structural defect in the wall or the floor. The survey does not empty the cupboard, and it should not condemn the structure from the shoes alone.

What is the fuller explanation?

Leather and cardboard mould quickly in a cold cupboard, under the stairs, or on a floor that never sees movement of air. The wall behind them can be dry to the touch, with no salt and no soft plaster. The repair is to move the pile, to ventilate, and sometimes to accept that an unheated store will mark belongings. A structural defect is movement, decay of the structure, or a failure of the building that needs repair. Mould on a pair of shoes is not that sentence. If the plaster behind the shoes is itself mouldy and soft, then the wall needs its own comment.

The surveyor will not unpack a cupboard as standard. What you see at a viewing may be more than they move. Tell them if the mould is on the building rather than on the goods. GOV.UK's damp page is written for rented housing providers and is not a buyer discount and not a survey method. Do not ask for money off the building because footwear went mouldy in a closed cupboard, unless the report has found a defect in the cupboard itself. Those are different claims.

What should you ask your surveyor?

  • Is the mould on the belongings, or on the plaster and the timber?
  • Did you move the stored goods, or only see the fronts?
  • Is the cupboard cold and shut, with dry walls?

What are the typical next steps?

  1. Do not call mouldy shoes a structural defect.
  2. If the wall behind them is stained or soft, that is the sentence to pursue.
  3. Moving the goods and ventilating the cupboard is the matching response when the building is dry.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does mould on a cardboard box in a loft mean the roof leaks?

Not by itself. Boxes against cold felt grow mould in a stale loft. A leak has its own stain on the structure.

Should you throw the shoes away before the survey?

You need not. Do not hide a mouldy wall by removing only the shoes and painting overnight.
