Electrics and gas

Why is a Gas Safe record the wrong paper for an oil-fired boiler?

Ask for the service record for the oil boiler, and do not ask for a Gas Safe certificate as if it were gas. Gas Safe registration is for gas work, which is what HSE’s domestic gas guidance is about. An oil appliance is a different fuel. A home survey does not service either.

What is the fuller explanation?

Oil tanks, fire valves and flues are visible things a surveyor may comment on: a rusty tank, a smell, a flue too close to a boundary in their view. They do not test combustion. Treating an oil house as if the landlord gas record applied will send you to the wrong register. Say which fuel the report names.

The person who services oil is a competent oil technician, not automatically a gas engineer. Ask the seller when it was last serviced and where the tank is. Replacement tanks and boilers vary in cost. RICS does not publish a figure, and this page will not invent one. If the survey rates the tank, get someone who works on oil to look before you deduct a gas-boiler price.

What should you ask your surveyor?

  • Is the fuel oil, LPG, or mains gas? The advice differs.
  • Could you see the tank, the flue and the boiler, or only some of them?
  • Are you recommending a specialist of which kind?

What are the typical next steps?

  1. Do not request a landlord gas safety record for an oil boiler.
  2. Ask for the last oil service and whether the tank is single or double skinned if the seller knows.
  3. If there is a leak or a strong smell, do not investigate it yourself. Get the seller to have it attended to.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Does a home survey dip the oil tank?

No. Fuel level is not a condition rating. A leaking bund or a rotten stand is.

Is LPG the same as oil?

No. LPG is a gas stored in a tank or bottles, and gas competence still matters. Oil is a liquid fuel. The report should not mix them.
