One steel column is visible in a bay and the rest of any frame is hidden. What may you not yet call the whole house?

Not yet a named system. One steel column visible in a bay is a single member, not a label for the whole house. The rest of any frame may sit inside brick, plaster or a lining that stayed shut. The visit can record that column, its rust and how it meets the bay. It does not measure hidden steel, and it must not copy a system name from a brochure the surveyor did not match on site.

What is the fuller explanation?

Bays are altered often. A later opening can be trimmed with one post or one beam while the rest of the house is ordinary brick, or the post can be the only clue to a wider frame. Those are different buildings. The honest report says 'steel seen here' and stops. It does not jump from one rusty flange to BISF, a portal, or a shop frame. Thickness, connections and fire protection on the hidden lengths were not measured because the linings were not taken off.

Before you tell a lender, a buyer or an insurer a system name, ask the surveyor what they actually saw and what they are inferring. A brochure, a neighbour's house or an estate-agent phrase is not a sighting. If the column is the only steel, the house may still be conventional with a local alteration. If a frame is likely but unseen, the report should say unseen. Concealed metal is not shown to be sound or failed by one visible post.

What should you ask your surveyor?

  • Was the steel limited to this bay, or did you see further posts, beams or a repeating grid?
  • What is hidden by linings, and are you refusing a system name for that reason?
  • Is the rust a surface comment on the visible column only?

What are the typical next steps?

  1. Use the survey's words for the visible column when you speak to the lender.
  2. Do not add a system name the report did not see.
  3. If the hidden frame matters, ask what opening-up would be needed.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Is one rusty post enough to call the house a steel-frame system?

No. It is enough to describe that post. A system name needs more than a single member in a bay.

Can the rest of the frame be assumed sound if this column looks painted?

No. Paint on one post does not describe hidden lengths. Unseen steel stays unmeasured.
