Roofs and flat roofs

What is a parapet gutter, and how does it wet the top of a wall?

A parapet gutter is the hidden channel behind a low upstand wall, common on terraces and some Victorian roofs. If it blocks or the lead splits, water sits against the wall head and soaks down inside. You may see the damp on a top-floor wall while the outside face looks fair.

What is the fuller explanation?

From the street this gutter often does not show. A surveyor sees it from a roof light, a rear window or not at all. The clues are damp at the top of a party wall or ceiling, and moss or debris if they could look into the channel. Outlets that discharge into hoppers should be clear. A blocked chute is a maintenance defect that can become decay in the wall head and the joist ends.

Clearing a gutter is not rebuilding a wall head. Ask the surveyor what they saw and what they could not reach. Ask a roofer to quote for access, clearing, and any lead repairs separately. Timber decay, if joists are wet, is a further question for someone who can see the ends. Do not price those ends from the parapet sentence alone.

What should you ask your surveyor?

  • Did you see into the parapet gutter, or only the damp it may be causing?
  • Where does the outlet discharge, and was it blocked?
  • Are joist ends or wall plates within view?

What are the typical next steps?

  1. Treat a hidden gutter as uninspected if the report says it was not seen.
  2. Get a quote that separates clearing and debris from lead replacement and from timber.
  3. Do not inject a damp-proof course for a wet wall head. The water is coming from above.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a parapet the same as a chimney?

No. A parapet is the upstand at the edge of the roof. A chimney is a flue stack. They can share a wall on a terrace and still be different defects.

Who owns a gutter that sits over a party wall?

The title and, if works affect the party wall, the legal position are for your solicitor. The survey records the leak. It does not decide ownership.
