Drainage and septic tanks

What is a pitch-fibre drain, and will a Level 2 have confirmed it?

Pitch fibre is a black compressed-fibre pipe used for some post-war drains. It can deform. A home survey does not confirm it unless a camera or an exposed section was in the agreed scope. A Level 2 does not include a drain camera as standard. Seeing a modern plastic gulley at the surface does not prove the buried run was replaced.

What is the fuller explanation?

The surveyor may lift an accessible chamber if it is safe and say the benching looks sound. That is not a camera. Deformation, root ingress and a flat run are camera findings. Approved Document H is the building-regulations document for drainage when work is done. It is not a survey of this pipe.

If the house is of an age that used pitch fibre and the drains matter, instruct a camera with a written limit of where it will look. There is no RICS camera price. Do not deduct a full relay from a hunch. A camera may show a short deformation or a clear bore.

What should you ask your surveyor?

  • Did you see the pipe material, or only the chamber?
  • Is a camera included? It should be explicit if it is.
  • What age of drain are you worried about, and why?

What are the typical next steps?

  1. Commission a camera if the decision depends on the buried pipe.
  2. Do not relay the garden on a rumour about pitch fibre.
  3. Keep the surface gulley, which may be blocked, separate from the buried material.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is pitch fibre the same as asbestos cement?

No. Do not break a cement pipe to compare. If you suspect asbestos cement goods, leave them and read HSE’s location guidance. A drain camera is not a sample.

Does a water company build-over agreement appear in the survey?

No. If an extension sits over a public sewer, your solicitor and the search ask that. The survey does not issue the agreement.
