Drainage and septic tanks
What is a pitch-fibre drain, and can a home survey see that it is deforming?
Pitch fibre is a black pipe made of wood fibre and pitch, used for some drains in the mid-twentieth century. It can oval and blister. A home survey cannot see that from a manhole cover. It can say the house is of an age where these pipes turn up, and that the run was not camera-surveyed. Approved Document H is the building-regulations document for drainage, not a camera report.

What is the fuller explanation?
The symptom that matters is a deformed pipe on a camera, or roots and debris at a joint, not the decade alone. A Level 2 may lift an accessible cover if it is safe. It does not send a camera unless you agreed that extra. RICS home surveys are visual. “Drains not tested” means exactly that.
If the report recommends a camera, that is the investigation. Do not replace “all the drains” because the house was built in the 1960s. A drainage firm quotes the length they have seen. There is no price in Approved Document H. If the camera is clear, the age of the house is not a defect.
What should you ask your surveyor?
- Did you lift a cover, and what did you see in the channel?
- Are you inferring pitch fibre from age, or did you see the pipe?
- Is a camera survey included, or only recommended?
What are the typical next steps?
- Do not dig the garden to “find the fibre” before a camera.
- If you commission a camera, ask for a recording and the direction of the run.
- Price any lining or replacement from that recording, not from the year the house was built.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is every black pipe pitch fibre?
No. Plastic is black too. The camera and a cut end tell them apart. A photo of a cover does not.
Does a blocked gulley prove the underground pipe has collapsed?
No. A gulley blocks with leaves. The underground run is a separate question.
