Roofs and flat roofs

Does ponding on a flat roof mean the covering has failed?

No. A pond is water that does not drain. It ages some coverings and it shows the falls are poor, but a pond on an intact sheet is not the same as a leak. A surveyor reports what was on the roof on the day. Rain may have left the pond, or an outlet may be blocked.

What is the fuller explanation?

Flat roofs should drain to an outlet or a gutter. A sag in the deck, a blocked outlet or a wrong fall leaves a puddle. Standing water finds any weak lap. It does not prove every lap has already failed. The ceiling below is the other half of the evidence. A dry ceiling does not make the pond harmless. A stained ceiling makes the outlet and the covering urgent to understand.

Clearing an outlet is not the same job as re-covering. Ask the surveyor whether they could see the outlet. Ask a roofer to say whether the deck has sagged. Replacement is a specification, not a reflex. Costs depend on size, access and whether the deck itself is rotten. Nobody can price that from the word “ponding”.

What should you ask your surveyor?

  • Was the pond over a sag in the deck, or only against a blocked outlet?
  • What did the ceiling below look like?
  • Could you see the outlet at all?

What are the typical next steps?

  1. Ask for the outlet to be cleared and photographed before you discuss a new roof.
  2. If the ceiling is stained, investigate the deck. Do not paint the ceiling and call it repaired.
  3. Get a written scope if re-covering is recommended: covering only, or deck as well.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a flat roof supposed to be perfectly dry?

No. It is supposed to shed water. A brief film after rain is different from a pond that stays.

Does a condition rating 3 follow automatically from ponding?

No. The surveyor applies the rating to the defect they saw. Read the number they printed. Do not invent one from the puddle.
