Damp and moisture meters

Can a leak in the porch roof wet the porch floor without the house damp-proof course having failed?

Yes. A leak in a porch roof, its flashing or its gutter can wet the porch floor and the porch walls while the damp-proof course in the main house is a separate question. Keep the porch as its own defect. Do not spread one drip across every wall of the house.

What is the fuller explanation?

Porches are small roofs, often flat, with awkward junctions into the main wall. Felt splits, lead lifts, and gutters overflow onto the porch floor. The floor then looks tide-marked and a meter shouts, which is water from above standing on the floor. The main house course has not been tested by that puddle. A surveyor can usually see a porch more easily than a main roof. They still may not see the top of a flat porch if it is above eye level and there is no safe way up.

A home survey does not flood the porch and does not guarantee the deck under the covering. If the report ties the damp to the porch, ask a roofer about that small roof rather than a damp-proofing firm about the whole property. Inside the hallway, check whether staining stops at the porch door. If it does, the house walls are not automatically included. If the main wall is also stained at the skirting for other reasons, that is a second sentence, not the same leak.

What should you ask your surveyor?

  • Is the damp limited to the porch floor and the porch walls?
  • Could you see the porch covering, or only the stain underneath?
  • Does any staining continue into the hallway beyond the porch?

What are the typical next steps?

  1. Do not buy a house-wide damp-proof course because the porch floor is wet.
  2. Photograph the porch junction and the floor stain after rain.
  3. Ask for the porch roof to be looked at on its own if you need a repair scope.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a tiled porch canopy the same risk?

It can still leak at the flashing into the wall. The tiles being present is not the junction.

Does a wet porch mat mean the roof leaks?

No. Feet and an open door wet a mat. Look for staining on the structure, not only a damp rug.
