Survey costs
The fee quotation says a reinstatement cost is excluded. Why must a later rebuild remark not be treated as if it had been instructed?
A later rebuild remark must not be treated as a reinstatement cost, because the fee quotation excluded that work. A reinstatement cost is an assessment of rebuilding for insurance, and it was not instructed. A casual comment about rebuilding, written afterwards, is not the excluded service and should not go to an insurer as if it had been calculated. MoneyHelper is clear that a mortgage valuation is not a structural survey. Neither of those products fills a gap the quotation left open.

What is the fuller explanation?
Reinstatement for insurance uses floor areas, construction and rebuilding assumptions in a structured way. Excluding it from the fee means those measurements and that figure were not part of the job. A remark such as a rough thought about cost is conversation, not the assessment. Treating it as instructed would invent a service the surveyor did not price and did not carry out. The condition survey, if you have one, still describes defects. It does not become an insurance rebuild figure because someone later uses the word rebuild.
Keep the quotation with the report so the exclusion stays visible. Ask the solicitor not to forward a loose remark to an insurer as a reinstatement cost. If you need the figure, instruct it properly, as its own piece of work, and expect a document that says it is that assessment. Do not invent a rebuild sum from the survey narrative. Tell a lender, if they ask, that reinstatement was excluded and has not been supplied.
What should you ask your surveyor?
- Did the fee quotation include a reinstatement cost?
- Can a later remark about rebuilding stand in for that assessment?
- Is a mortgage valuation the same thing as an insurance rebuild figure?
What are the typical next steps?
- Keep the quotation so the exclusion stays on the record.
- Do not send a loose rebuild remark to an insurer as a figure.
- Instruct a reinstatement assessment separately if you need one.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a mortgage valuation the missing reinstatement cost?
No. MoneyHelper distinguishes a mortgage valuation from a structural survey, and a reinstatement cost is a further assessment again. The quotation excluded it. A valuation for the lender is the lender's figure, not an insurance rebuild calculation the surveyor was asked to prepare. Do not rename one product as the other. The excluded work remains excluded until it is instructed.
Can an insurer be told the survey calculated a rebuild figure?
No. The fee quotation said the reinstatement cost was excluded, so it was not calculated. A later remark is not that calculation. Sending it to an insurer as if it were instructed would misstate the job. If a figure is required, commission the assessment and send that document. Until then, say the rebuild cost was not part of the survey.
