Damp and moisture meters
Can a leaking radiator valve be written up in the same words as rising damp?
Yes, if the only record is a high meter reading at low level. A slow leak from a valve or a pipe can wet the plaster just where people expect rising damp. The survey should say whether a radiator, a stain shaped like a drip, or a tide mark from the floor was actually there.

What is the fuller explanation?
Heating pipes and valves sit at skirting height. A failed olive, a loose nut or a pinhole can soak one patch for months. The salts and the meter response look local. Rising damp, if it is present, is a longer band tied to the base of the wall and to the outside levels. A visual survey can tell you which pattern it saw. It cannot pressure-test the heating.
Government damp guidance is about finding the cause. The Property Care Association says the same for treatment. A plumber’s repair of a valve is not a damp-proof course, and a damp-proof course does not tighten a valve. Ask which one the sentence is describing. Costs for a valve are a plumber’s quote. Do not import a forum price.
What should you ask your surveyor?
- Was there a radiator, a pipe or a stain shaped like a drip at that spot?
- Did the high reading run along the wall, or sit under one fitting?
- Are you recommending a damp contractor, a plumber, or only recording the limit?
What are the typical next steps?
- Do not inject the wall because a valve is wet.
- Ask the seller when the heating was last used. A system that has been off may hide a leak until it is refilled.
- If the rating is about the heating, ask a plumber, not a damp-proofing firm, to look first.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a home survey test the heating system?
It looks at what is visible. It does not pressure-test pipes or service the boiler. “Not tested” is a limit, not a certificate.
Can condensation wet a wall behind a radiator?
A cold wall can grow mould there. That is a different mechanism from a leaking valve, and the repair is ventilation and heat, not a new damp-proof course.
