Radon

What does UKradon’s individual address search tell you, and what does the fee buy?

It estimates the chance that the address is above the Action Level. It does not measure the radon in the building. UKradon’s radon searches page publishes a fee of £3.90 for an individual address search for homes and small workplaces. That figure was reviewed on 24 October 2026. It is not a remediation quote and not a survey fee.

What is the fuller explanation?

People confuse three prices: the search fee, the cost of a three-month test, and the cost of reduction work. Only the search fee is the published £3.90 on that page. This site does not state a test-kit price or a sump price. If a seller hands you a search printout, read it as a probability for the address, then decide whether you still want a measurement.

A home survey that says “radon area” has usually looked at a map or been told the area is affected. That sentence should not be upgraded into the address-search result, and neither of them is a reading of 200 Bq/m3. Ask the surveyor what they actually consulted.

What should you ask your surveyor?

  • Did you rely on a map, an address search, or a measurement?
  • Is the £3.90 search something you are telling me to buy, or did the seller already provide it?
  • Are you clear that this is not a repair cost?

What are the typical next steps?

  1. If you buy the search, file it with the legal papers. Do not file it as a condition rating.
  2. Order a three-month test if you need the level in the house.
  3. Refuse any quote for reduction work that has not seen a measurement and the floors.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is £3.90 the cost to remove radon?

No. It is the published address-search fee reviewed on 24 October 2026. Reduction work is not priced on UKradon’s search page or on this one.

Does the search cover a basement?

UKradon says not to use the ordinary maps for basements, cellars or underground sites, and to treat those as a higher chance. Read the search output itself before you assume it included the cellar.
