Choosing a survey level

Why is a radon map or address search a different instruction from a Level 2?

UKradon publishes maps, and separate radon searches, as information about an area or an address. That is not a measurement taken in this house, and it is not a RICS Level 2. A Level 2 does not include a radon test unless the quote says so in words. If the map prompts a question, ask a competent tester for a measurement. This page does not quote an action level.

What is the fuller explanation?

A surveyor may mention that a property is in an area where radon is a known question. That sentence is a pointer. It is not a result in becquerels, and it is not a design for a radon sump. Read UKradon’s own pages for the current levels and for what a search provides. Do not copy a figure from a forum into the survey.

If you want a test, instruct it separately and allow the time the tester needs. Do not hold the surveyor to a number they were never asked to measure. Do not skip a Level 2 because you ordered a radon test. They look at different things.

What should you ask your surveyor?

  • Are you making a radon measurement, or only noting the area?
  • Is a test included in this quote?
  • What should I read on UKradon rather than ask you to invent?

What are the typical next steps?

  1. If the area concerns you, order a measurement from a tester and read UKradon’s current guidance.
  2. Keep that result separate from the condition ratings.
  3. Do not negotiate a price off a map colour alone.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Does a radon test inspect the roof?

No. It measures radon. The roof is the survey, if you booked one.

Should the survey quote a becquerel figure?

No. If it does not contain a test, it should not invent the number. Use the official page.
