Chimneys and parapets
What is the difference between a rain cap and a ventilated cowl on an unused flue?
A rain cap is there to keep rain out. A ventilated cowl is there to keep rain out and let the flue breathe. A solid cap with no airway can stop the rain and still leave the flue damp. The survey can usually see only the outside of whatever is fitted.

What is the fuller explanation?
Unused flues need a way for moisture to leave. Surveyors comment when a pot is open to the weather, or when a terminal looks makeshift. They do not flow-test the flue, and they do not certify that a terminal meets a manufacturer’s drawing. Approved Document J is about combustion appliances and fuel storage for building work. It is not a label you can read off an old pot from the pavement.
If a gas fire or a stove is still connected, the terminal is a matter for a competent person on that fuel, not for a guess from the survey. An unused flue and a working appliance should not be given the same sentence. Ask which flues are redundant and which are still in use.
What should you ask your surveyor?
- Which flues are unused, and which still serve an appliance?
- What terminal did you actually see: an open pot, a cap, or a cowl?
- Could you tell whether the terminal lets the flue breathe?
What are the typical next steps?
- Do not swap a cowl for a sealed cap because it looks tidier.
- If an appliance is still fitted, ask a Gas Safe engineer or a competent solid-fuel installer, matching the fuel, before you change the terminal.
- Keep the chimney comment off the damp-proof course quote.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a bird guard a rain cap?
No. A guard stops nesting. It may not weather the pot. Ask what was fitted.
Can the surveyor see down the flue?
Not in a normal visual inspection. They do not drop a camera unless that extra was agreed.
