Condition ratings
A rating 3 photograph names no room. What can a builder not price from that image alone?
A builder cannot price a defined repair from that image alone. Rating 3 means a defect that is serious, urgent, or both, and that needs repair, replacement or investigation. The photograph shows something the surveyor rated at that level, but with no room named it does not say where in the house the defect is. A builder cannot tell the extent, the access or whether the frame is the whole problem. The written words locate it, if they name the place. The picture by itself is not a schedule and not a price.

What is the fuller explanation?
Photographs illustrate a finding. They are not drawings. Without a caption that states the room, one crack can be mistaken for another. Pricing needs a place and an extent. Rating 3 tells you the item is not ordinary upkeep. It does not count areas of plaster or hours of work. Asking a builder to price an unnamed photo invites a guess. The written section is the finding. The image supports that section only once you know which room and which element it belongs to.
Ask the surveyor, in writing, which room and which element the photograph shows, and keep that reply with the report. Give your solicitor the rating 3 item as a serious or urgent matter, not as a loose picture. When a builder visits, walk them to the spot once it is identified. Do not rest a quote on a file that names no room. The survey has not priced the repair and has not said every similar surface carries the same rating.
What should you ask your surveyor?
- Which paragraph is this photograph meant to illustrate?
- Does the text name a room even though the picture caption does not?
- Are there other rating 3 items this image could be confused with?
What are the typical next steps?
- Ask the surveyor to name the room and the element in writing.
- Do not ask a builder to price an unlabelled photo as if it were a schedule.
- Give your solicitor the rating 3 wording once the location is confirmed.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a rating 3 invalid because the room is not named on the photo?
No. The rating still means a serious or urgent defect that needs repair, replacement or investigation. A missing room name is a clarity problem, not a cancellation. Get the location confirmed. Do not downgrade the item because the caption failed, and do not invent the room yourself.
Can you add a room name to the photo for the builder?
Only if the surveyor confirms that name. Writing your own caption invents a location the report did not state and could send a builder to the wrong place. Ask for the identification first. Then the image can illustrate a sentence that actually places the defect.
