Chimneys and parapets
What should you ask if the chimney stack is newer brick than the house?
Ask why it was rebuilt and how it is weathered into the roof. New brick can mean a sensible rebuild after decay, or a stack that was taken down and put back badly. The survey can see the junction, the flaunching and whether the flashings are there. It cannot see the flue lining inside the new work.

What is the fuller explanation?
A rebuilt stack is not a defect by age. The defects are the usual ones: poor flashing, open flaunching, a lean, or no damp-proof tray so water tracks into the loft. Matching brick is a planning or listed-building question only if the house is designated. A normal house does not fail a survey because the stack is a different brick.
RICS surveys look at condition. Ask the seller for any invoice. An invoice is not a guarantee the flashing was done. If the loft is stained around the stack, that is the evidence to follow, not the colour of the brick. A chimney contractor can quote once they see the junction. Do not price a full rebuild because the brick does not match.
What should you ask your surveyor?
- Is the new work flashed into the covering, or just butted against it?
- Is there staining in the loft around the stack?
- Do you know why it was rebuilt, or is that outside the inspection?
What are the typical next steps?
- Judge the junction and the loft, not the brick colour.
- Ask the seller for paperwork, then read it against the stain, if there is one.
- If the house is listed, ask your solicitor before anyone alters the stack again.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does newer brick mean the flue is lined?
No. Rebuilding the stack above the roof does not line the flue in the house. Ask separately if you will use the fireplace.
Should you rebuild it again to match?
Only if something is wrong, or if a listed-building consent requires it. Matching brick is not a condition rating.
