Survey costs

Is the reinstatement cost in a valuation the budget for the survey’s repairs?

No. Reinstatement is an estimate of rebuilding the whole property for insurance, not the cost of the defects in the report. Market value is a third number. Repair quotes are a fourth. They are not interchangeable, and none of them is set by a condition rating.

What is the fuller explanation?

Buyers add the reinstatement figure to a mortgage and think they have “cover for the roof”. Insurance reinstatement is not a cheque for a valley gutter. The insurer decides claims on their policy. The survey does not bind them. No excess is stated here.

If both a valuation and a survey are in one PDF, read the headings. MoneyHelper’s point stands: a mortgage valuation is not a structural survey. A reinstatement line inside a valuation does not become one either. Ask the firm which figures you may rely on.

What should you ask your surveyor?

  • Which figure is market value, which is reinstatement, and which is absent because you did not price repairs?
  • Who may rely on the valuation?
  • Are you expecting me to insure from this report? I should not.

What are the typical next steps?

  1. Give insurers the reinstatement figure only if it was prepared for that use.
  2. Give the seller repair quotes, not the rebuild number.
  3. Do not add reinstatement to the asking price in your own sums.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a bigger reinstatement mean a worse survey?

No. A large house costs more to rebuild even when it is in good condition.

Is contents included in reinstatement?

Not unless the document says so. Assume it is buildings only until you read it.
