Spray foam and lenders

Can removing spray foam from under the tiles damage the covering?

Yes. RICS’s spray-foam guide says foam can stick to the underside of the roof and make defects hard to see, and that an undetected leak can rot timber. Cutting foam off can tear underlay and damage tiles. Removal is a roofing job with a scope, not a weekend scrape.

What is the fuller explanation?

RICS tells buyers to ask for the installation papers and to ask the lender whether their criteria allow the product. It does not say “rip it out before exchange” as a universal step. If a lender refuses the roof, ask them what they need: papers, a specialist report, or removal. Those are different costs. Removal without knowing the covering can leave you with a bigger roofing bill than the foam.

Get a roofer who has removed foam to look, and ask what they will protect. Do not accept a price that is only “foam removal” with no mention of tiles, felt or disposal. RICS notes that topping up a quilt is often a different and cheaper alteration than spraying foam in the first place. That comparison is not a quote for taking foam off.

What should you ask your surveyor?

  • Is the foam stuck to the felt, the tiles, or the rafters?
  • Has a lender actually objected, or is this only the survey noting the foam?
  • What would removal do to the covering?

What are the typical next steps?

  1. Ask the lender what they need before you pay to strip the loft.
  2. Get a roofer’s method in writing.
  3. Keep the survey, the lender’s note and the roofer’s quote as three documents.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does RICS require removal?

No. The consumer guide says check the lender and the paperwork, and get independent advice. It does not order every foam roof to be stripped.

Is open-cell foam easier to remove?

It is a different product. Ease of removal is for the contractor who can see it. Do not assume.
