Choosing a survey level
Can you still rely on a home survey if the purchase drags on for months?
Rely on what it was: an inspection on a date. It does not update itself. A leak, a repair or a new crack after that date is not in the PDF. RICS levels do not include a season of monitoring. If the roof has been worked on, or winter has passed, ask whether you need a reinspection rather than pretending the old ratings are today’s.

What is the fuller explanation?
The terms may limit how long the firm accepts reliance. Read them. A lender may want a fresh valuation even when you are happy with the condition report. Those are different documents. There is no RICS rule that a report dies on a particular day, and this page will not invent one. Ask the firm if you are unsure whether they will still answer questions.
In Scotland, ask your solicitor whether an older Home Report still does the job you need. mygov.scot does not, on the Home Report page, state an expiry in days. A change to the building still matters. Do not commission a second full survey out of anxiety if nothing has changed and the first limits are still the ones that matter.
What should you ask your surveyor?
- What would make you suggest a reinspection rather than a phone call?
- Does your letter limit the period of reliance?
- Which findings were already NI, so delay does not add information?
What are the typical next steps?
- Check the inspection date before you exchange months later.
- Ask what changed on site. Do not assume nothing did.
- Pay for a reinspection only if the answer matters.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a new EPC refresh the survey?
No. An EPC is an energy certificate. It is not a reinspection of the roof.
If the seller says they fixed the rating 3, is the old rating cancelled?
Not until someone competent has seen the repair. The old PDF still describes the old day.
